**HOME DESCRIPTION**

1) This home requires an ONLINE TRANSFER DEPOSIT of RM 100.00 per stay, and the deposit will be returned 5 -7 working days after check out, (due to operation and bank transaction time) provided everything in home is in order, which you can refer to our house rules at the bottom part.

2) Check in 10:00am and check out 6:00pm SAME DAY. (Overnight add on RM 30.00, checks out next day 8:00am)

3) If your INSTANT BOOKING / LAST MINUTE BOOKING for the same day is made after 2:00pm, (Means Booking Time, Not Check In Time) you can stay overnight without additional charges, and checks out the next day 8:00am.

4) The AGODA system will show the check in and check out date is different, but kindly take note that this listing is for SAME DAY check in and check out even the system shown otherwise.

5) No matter how many nights you book, overnight charges is only 1 time - RM 30.00, nothing more. Meaning 1 overnight, or 2 overnight, same charge 1 time RM 30.00 only. However if you book 3 nights, overnight charges are free, no need to top-up (cause you book more nights and we give special offer for your support)

6) This home can host comfortably for 2 adults + 1 child, OR 1 adults + 2 children, OR any groups that are less than 3 adults in total.

7) This home is a studio unit located at mid-high floor, with 1 toilet that is connecting to living room too.

8) As a family home, we understand your needs, and these are what we can provide to you:

- TV with TV Box
- Refrigerator
- Tissue Paper, Shampoo and Body Wash
- Hair Dryer
- Iron and Iron Board
- Towels according to Head Counts that are staying

9) Suitable for working adults that need a quiet place for zoom meeting, phone calls, standard laptop work with no distraction.

10) Couples, married couples, or small family that need a place for children to have online exams or online classes.

11) Students that need a private place for study, revision, online classes, online discussion and online exams.

12) Someone who just want to have a private space for a staycation from the busy lifestyle.

13) 1 private parking space are available to you during your stay. （If you have additional cars, no worries peeps! visitor parking are conveniently available around the lobby entrance! You must use Touch N Go to pay ya?)

**ADDITIONAL NOTES**

1) Due to the regulations of the Management of this building, upon checking in, we will need to verify your Identification Card or Passport via Whatsapp or Agoda apps, as a standard registration process. Do not worry, it will be simple and quick, our teammate, Angel will contact you with more details yea?

2) We ONLY allow the exact number of guest(s) that mentioned in Guest Itinerary to check in. Guest must declare if the occupants are not the same as the booking name. Additional verification and registration is needed with Identification Card or Passport when the booking name and the guests name that check in the home are not the same. Management reserved the rights to reject the guest to check in if such verification is not provided.

3) Guest's additional family members, friends, visitors or anyone NOT registered with Flexihome and outside of Agoda's reservation guest details, are strictly NOT ALLOWED to access to this home, to this property, and also to use the facility of this property. (Kindly refer to rule no.2 above) Any violation of this rule will be subject to penalty, and any extra penalty charged by the property management office will then be paid by the guest directly to the property management office without getting Flexihome involved.

4) Guest are only permitted to use our home for the purpose of accommodation only. Other purposes must be declared and Management reserved the final rights to approve such purposes upon discussion with the guest. The Management also reserves the rights to take any legal action it deems necessary to any guest who violates the policy.

5) Early check-in is subject to availability at the time of arrival and cannot be confirmed in advance.

6) Please make sure to switch off all air-conditioners and lights before leaving the our home.

7) No pets are allowed in the apartments. Guests having pets in the apartments will be charged for damages and/or cleaning as stated in the house rules.

8) Guest is fully responsible for their owned valuables safety during your stay. Therefore kindly keep your valuables properly during your stay especially without your presence.

**HOUSE RULES**

1) Strictly NO SMOKING in the house (including balcony).
2) Quiet hours from 9:00pm to 8:00am.
3) No PETS and No PARTY allowed at all.
4) Last minute late check out without valid reasons and without any prior informing us ARE NOT ALLOWED.
5) Violation of house rule for No. 1 to No. 4 will be penalized RM 100.00 for each rule.
6) Any damages or lost of apartment key, access card and car park card will be charged RM 100.00 per item.
7) Any damages or irremovable stains caused by the guest to our bedsheets, towels, wall, paints, carpet, rug, sofa, chairs, hair dryer, etc will be charged to the guest accordingly for replacement or repairing cost according to market price.
8) Deposit per stay is RM 100, and deposit to be returned 5 -7 working days after check out.
