Wake up right on the beach at Oliver Villa 2. This modern beachfront villa features a private pool, spacious terrace and direct access to the sea. Enjoy peace, a tropical ambience and plenty of privacy – ideal for vacations or longer stays. We are happy to create individual offers for long-term stays; discounts of up to 50% are possible for monthly bookings. Electricity and water are billed according to usage.
The space
The property is a detached villa in a row of 7 other villas. The villa offers one bedroom, a bathroom with shower, an open-plan kitchen-living area, living room, and dining room on the ground floor. A large glass facade faces the pool, terrace, and sea. From the ground floor, an open staircase leads up to the 2nd floor, where the master bedroom with another en-suite bathroom is located. From the master bedroom, living room, kitchen, and dining area, you have an unobstructed view of the sea. The bedroom on the ground floor does not have an ocean view.
Guest access
Guests have exclusive access to the entire villa, including a private pool, terrace, and direct beach access.
All indoor and outdoor areas of the villa are available for your exclusive use.
The only areas that are not accessible are the technical areas and, if applicable, locked storage rooms for staff and maintenance.

### **House Rules / Code of Conduct**
In order to ensure a pleasant and relaxing stay for all guests, we ask that you observe the following rules:
* **No parties or events allowed.**
* **Music must be kept at room volume only.**
* Please be **respectful of your neighbors and the surrounding area** at all times.
* Please also ensure a calm and pleasant atmosphere among yourselves.
**Quiet hours:**
Absolute quiet hours apply between **10:00 p.m. and 7:00 a.m.**.
We are located in a quiet residential area. Therefore, consideration is a given and is expected.
**Important note:**
In the event of violations of these rules, we reserve the right to exercise our right of admission. In this case, the reservation may be **terminated without further notice**, and the guests must vacate the property immediately. There is no refund.
### **Other things to note**
* The maximum number of guests may not be exceeded.
* No external guests without prior arrangement
* Please treat the villa and the furnishings with care.
* Please report any damage or any issues immediately
Statutory registration (TM30)
Under Thai law, we are required to register all guests with the authorities (TM30 notification).
For this purpose, before check-in, we require the following from all arriving guests:
A photo of the first page of the passport
A photo of the current entry stamp
Please send us these documents in good time before your arrival.
Unfortunately, check-in is not possible without complete information, as we are required to do so by law.

The property is located on a site with multiple units. We have no influence on this if, for example, the neighbors are a little louder, as long as they adhere to the normal quiet times.
Furthermore, we must point out that the property is located in Thailand and the construction quality cannot be compared with European standards or other countries.
For example, there may be odor from the drains in a lot of rain or other circumstances, or the windows are inferior quality and insects can certainly come into the apartment.
We have hot water appliances everywhere, but it already happens that due to pressure fluctuations on the water pipes the water is not always warm as usual as in other countries or always uniform.
Furthermore, we are here on an island and it sometimes happens that there is no electricity from the utility for several hours, which we unfortunat
